3 low-cost housing projects worth considering in Lahore

When it comes Lahore, the city is indeed replete with housing options – both low- and high-end. In this post, I am going to shed some light on three low-budget housing societies, poised to fulfil your housing needs without putting much pressure on your pocket.

Let’s start our discussion without much ado!

Al-Jalil Garden

Located at a mere 3-minute drive from Ravi Toll Plaza, M2-Motrway, Al-Jalil Garden spreads over 700 acres of land on Jaranwala-Sharaqpur Road.

The locality features residential plots ranging in size between 3.7 marlas and 1 kanal in the price range of PKR 240,000 to PKR 270,000 per marla. Not only that, you can also avail an easy instalment plan spread over 2.5 years. The development features 3-marla and 5-marla houses as well in its Rose Block for PKR 4,000,000 and PKR 6,500,000 respectively.

According to an official of Al-Jalil Garden, development work is underway in the society at a good pace. Ground levelling is already complete and preparations are being made for the development of roads and installation of the sewerage system. The project will most likely be completed within 2 years.

So, Al-Jalil Garden is one of the low-cost housing projects you can consider. Though it is located in the outskirts of Lahore, the attractive prices of properties in the locality are indeed a noteworthy factor.

Mehr Homes

Mehr Homes is another low-priced housing society located near Sky Land Water Park on Main Canal Bank Road. The society features built houses of 3 marlas, 4 marlas and 5 marlas.

These houses are available on instalments spread over 24 months and 12 months as follows:

According to an official of Mehr Homes, the locality spreads over 21 acres of land and has a capacity for 500 houses, 60% of which have been built already. Each house has a separate electric water motor to ensure continuous supply of water to the residents. Worth considering, huh?

Al-Ahmad Garden

Al-Ahmad Garden is located on GT Road near Quaid-e-Azam Interchange of Lahore Ring Road, which in itself is a positive factor for the society. It features 3-, 5-, 7-, and 10-marla residential plots. The developer offers an exclusive instalment plan which requires you to make a down payment of 33.33%, while the remaining plan, spanning 3 months, will be adjusted per buyers’ convenience.

Prices of different categories of plots being offered in Al-Ahmad Garden are as follows:

According to an official of the society, Blocks A, B, and C are already developed and many families are living there, while the development work is underway in Blocks D, E, and F and electricity supply in these blocks will be started within 2 to 3 months.       Dear Misbah,

      These societies have been approved by the TMA. You are talking about approval from the LDA, let me tell you that the authority is not granting approvals to new housing societies at the moment. I also got to know about it fairly recently through a source.

      I understand readers/investors concerns and truly understand the pain of losing hard-earned money, which is why I consider it my moral duty to suggest only good investments. Even then I recommend all my beloved readers do their research before investing in any housing project.

      If I will find any issues in these societies in future, I will update you about those issues as well, InshaALLAH.

      If you are planning to invest in any of the localities mentioned in this post, I suggest you pay a visit to the society and talk to the management and enquire about everything in your mind.

  6. dear zain, what is the status of approval of mehr homes, al ahmad garden from LDA? actually mehr homes is near the very disputed areas where we hardly find out the registry / intaqal property. so that kindly highlight the information on the litigation and legal aspects.

    1. Al Ahmad Garden and Mehr Homes are TMA approved. In Mehr Homes, you will not face any issues regarding registry/Intaqal, InshaALLAH, I just confirmed it.

      I also got to know through a source that the LDA is not granting approvals to new housing societies at the moment. There are many housing schemes on Ferozepur Road, which do not have approvals from the LDA.

      I consider it my moral duty to state facts without being biased. I know you people read my posts and I love you for all your support.

      I know people invest their hard-earned money hoping that their investment will multiply and they will not face any issues. I understand the pain of losing that money.

      I have just written about 3 low-cost housing projects in Lahore on the request of my beloved readers, but I suggest all of you do your research as well before releasing money from your pocket.

    As already pointed out by others, when we read a report from Zameen.com over any society, we tend of think that this is a trust worthy society. Like its owners are well reputed, no legal issues, they deliver what they commit etc.

    102 housing schemes declared illegal
    LAHORE –Lahore Development Authority and City District Government declared 102 private housing projects illegal because they don’t have approvals from CDG and LDA.

    An LDA spokesman said that the information is released to help prospective buyers and the investors. People are advised to refrain from purchasing plots in these schemes.

Abdullah Town (Only Boundary Wall), Sh.     1. I suggest you see the societies mentioned in my post yourself and then take a decision. I do my research before writing anything and these societies, which are TMA approved, do not pay me to write about them. I suggest all my beloved readers to do their research and scrutinise every society they are interested to invest in.

    Last 3 years we are not getting proper answer from the management and even on site there is no sigh of development. .

  10. If the Scheme is approved by TMA only will LDA and CDG consider it as Legal or Illegal? Is is safe to invest in TMA approved Scheme? Also elaborate the difference between TMA approved and LDA approved Schemes? Why certain Scheme are only approved by TMA rather LDA?? …. Please give detailed reply.

  11. I visited Al Jalil Gardens the other day but I didn’t get a very good impression. Its builders have spent a lot money on advertising billboards which you can see at regular intervals from miles away on the road but they haven’t carpeted the entrance road yet, which is quite surprising. The society, however, is in development phase and one can’t make a proper judgment by the looks of things yet.

TMA’s approval does not have any legal standing as Except LDA, no other authority or town municipal administration, Tehsil municipal administration, any local body or any other government agency was authorized to approve any private housing scheme and land sub-division in Lahore Division, with the effect of September 19, 2013 and any approval accorded by any other government agency in Lahore Division, after this date stands invalid.
    Under the provisions of Lahore Development Authority Act 1975, sponsors of the private housing schemes, farm housing schemes and land sub-divisions are not allowed to develop the scheme without approval of the LDA.
    They are also not allowed to advertise any scheme or project prior to formal approval by LDA and after the approval of the schemes and land sub-divisions, the sponsors were not permitted to advertise the scheme without getting a ‘No Objection Certificate’ from the LDA.

      if any housing scheme is advertised and developed without approval from LDA then these schemes can be displayed as illegal and the loss will be the altimate buyer….!!

  14. One wonders why LDA has turned a blind eye to these advertising billboards, not allowed under the rules and aimed at hoodwinking the public,

  15. I also visited Al-Jalil Gardens many times and its legal scheme plus development standard is very good even if we compare it with some famous societies in Lahore. Any third person can visit and judge himself. I would recommend it as it also gives me reasonable returns.

      2)for new blocks G,H,E etc.. aljalil garden has alredy soldout the files to agents.Now we can get new files from agents only ,but rest of the procedure file transferring is same.
      please let me know if it is safe to buy a plot file from agents?

    I agreed with your post 100 % . as i have purchased an plot AL- Ahmad very good society .if we visit whole G.t Road most economical also development wise its too good .as AL- alhmad block a ,b,c is completed while D,E,F under development. if you visit to buy a plot in D block its almost full you can find out plot in E/F …. my mean to say a, b, c is full with the more then 2000 homes & families are living so then why we are in debate its approved from LDA/TMA????

    That being said. Can you please advise on Safari Garden Extension scheme and Model Housing scheme. Doe these seems safe investment without any issues. Are these LDA approved?
